What does the year ahead have in store for the property market? Read our founder James Hunt’s predictions here.

 

January feels like a natural reset for the property market. Buyers pause, sellers regroup, and everyone quietly asks the same question: what sort of year are we heading into?

 

Looking at the final months of 2025, the answer appears more positive than many expected; valuations stabilised, mortgage rates were no longer the headline they once were and buyer activity was far stronger than the sentiment suggested.

 

As we step into 2026 the theme, I believe, will be realism paired with opportunity. Sellers are becoming more aligned with true market value which helps transactions happen more quickly and with fewer surprises. Buyers meanwhile are adapting to the “new normal” on rates and are more focused on the quality of a home, location and lifestyle rather than trying to time the market.

 

The much discussed mansion tax is unlikely to shift the market in any dramatic way. At the upper end, those purchasing homes above two million pounds tend to make decisions based on life plans rather than annual costs. We expect this part of the market to keep moving. Meanwhile the mid market should benefit from returning confidence, particularly as sellers who delayed moving in 2025 re-enter the conversation.

If last year was about adjusting to new conditions, this year is about taking advantage of them. The market rewards those who move early, price smartly and present their homes well. For anyone considering a sale in 2026 the message is simple: clarity has returned, confidence is building and the right strategy will deliver results.
