After offer acceptance, the property is marked SSTC, a Memorandum of Sale issued and both parties appoint solicitors.

Buyer’s solicitor sends a client care letter, completes ID and AML checks, requests search funds, and obtains the draft contract. Seller’s solicitor issues the contract pack, title documents and property forms (TA6, TA10, TA7 if leasehold).

Your solicitor orders searches, reviews the draft contract and checks your mortgage offer. They raise enquiries about boundaries, guarantees, planning and search issues. Once satisfied, they report on title, explain the contract, arrange signatures and request the deposit before exchange.

Contracts are formally exchanged between solicitors, deposit is transferred and completion date is fixed.

On completion day, funds transfer to the seller’s solicitor, keys are released and you can move in.
